Pricing Breakdown · Updated July 30, 2026

Roofr Pricing 2026: what the real stack costs.

Roofr publishes its prices, which already puts it ahead of half the category. But the sticker tiers are only part of the bill. The subscription, the per-report fees, the ESX add-on, and the optional stack all land on the same card. I pull measurements from Roofr for my own roofing work, so this is the bill as it actually shows up, not as the pricing page frames it.

$0 Starter / mo
$209 Essentials / mo*
$299 Scale / mo*
$13 Per Report

*Annual billing. Monthly runs $249 Essentials, $349 Scale. No affiliate relationship with Roofr; we earn nothing from this page.

The Short Answer

Roofr is free on Starter with $19 reports, $249/month on Essentials, and $349/month on Scale (drop to $209 and $299 with annual billing), with unlimited users on every tier. Paid plans get $13 reports with 2-hour guaranteed delivery, and the Verisk-certified ESX export for Xactimate is $10 per report on any tier. The number to budget honestly is the stack: Scale annual plus Instant Estimator, Roofr Sites, and SMS is $558/month before a single report, and a working mid-size roofer runs $600-$1,100/month all-in.

§ 01 · The Three Tiers

Free, Essentials, Scale: what each one buys.

Roofr retired the old Pro, Premium, and Elite names in March 2026. The current lineup is simpler: a genuinely free tier and two paid ones. Every tier includes unlimited team seats, which is rare in this category.

Tier 1

Starter

Free forever, pay per report

$0 /mo

No credit card, no expiry

  • Reports at $19 each, 24-hour estimated delivery
  • 10 trial proposals and invoices
  • CRM core, 1 job board, material ordering
  • Unlimited users
  • No payments, no SMS, no guaranteed delivery

Right pick for: trying the platform on real jobs before paying anyone anything.

Best Value

Tier 2

Essentials

The working roofer's tier

$249 /mo

$209/mo billed annually (saves 15%)

  • Reports drop to $13 each, 2-hour guaranteed delivery
  • Unlimited proposals, invoices, and work orders
  • Card and ACH payment collection
  • Signable PDFs, dedicated account manager
  • SMS is a $49/mo add-on; no QuickBooks sync

Right pick for: most solo-to-small crews pulling 5-30 measurements a month.

Tier 3

Scale

Ops depth for growing shops

$349 /mo

$299/mo billed annually (saves 15%)

  • Everything in Essentials, same $13 reports
  • QuickBooks integration (one-way as of mid-2026)
  • Job costing and performance dashboard
  • 7 custom job boards, crew management, 25+ automations

Right pick for: shops that need job costing and the QuickBooks handoff, even a partial one.

The in-between option · Measure+

$109/mo (6-hour delivery) or $169/mo (2-hour delivery). Upgrades Starter's report speed and pricing without buying the full Essentials feature set. Useful if you only want faster measurements and nothing else. Skip it if you send proposals through Roofr; Essentials at $209 annual is the better spend.

§ 02 · Per-Report Math

The reports are the real pricing model.

The subscription is the entry fee. The measurement volume decides the bill. Here is what a month of reports costs at the volumes real shops actually pull, with the ESX add-on priced in for insurance work.

Monthly volume Starter ($19/rpt) Paid tiers ($13/rpt) + ESX on all ($10/rpt)
5 reports $95 $65 $115
20 reports $380 $260 $460
50 reports $950 $650 $1,150

The break-even on Essentials

The $6 per-report savings covers the $209 annual subscription at about 35 reports a month on report math alone. But that misses the point. Most shops upgrade for the 2-hour guaranteed delivery and unlimited proposals, and pulling 10+ reports a month is where the whole package starts feeling obviously worth it.

The DIY escape hatch

Trace the roof yourself in Roofr's tool and the report is free on paid plans with your own or Bing imagery, or $2-$3.50 with premium imagery. For simple gable roofs you can see clearly from above, DIY keeps report spend near zero. Save the $13 full-service orders for cut-up roofs and anything going to an adjuster.

The $10 ESX line deserves its own note. For Xactimate writers, that checkbox replaces either an hour of manual re-keying per complex roof or a $35-$87 EagleView premium report. It is the single best dollar-for-dollar line item in Roofr's price list.

§ 03 · The Add-On Stack

How $249 becomes $558 before your first report.

None of these are tricks. They are real products with real value. They are also separate line items that stack fast, and the pricing page presents them one at a time so the total never stares back at you.

Add-on Monthly Annual What it does
Instant Estimator $149 $125 Homeowner-facing quote widget for your website; real conversion lift for ad-driven lead gen
Roofr Sites (beta) $99 $85 AI website builder with SEO content generation
SMS texting $49 Text customers from the job card; Essentials and Scale only
Measure+ (Starter only) $109-$169 Faster delivery tiers without the full Essentials upgrade
ESX Xactimate file $10/report Verisk-certified export; sketch and measurements auto-populate in Xactimate

Payment processing sits outside the subscription entirely: 2.8% + $0.30 on Visa, Mastercard, and Discover, 3.25% + $0.30 on Amex, and 0.5% on ACH capped at $40 per transaction. On a $20,000 re-roof paid by card, that is $560 in processing. Push customers to ACH on big tickets: the same $20,000 job caps at $40.

§ 04 · Real-World Cost Math

Three real monthly bills, itemized.

Same platform, three very different invoices depending on volume and stack. The middle one is close to how I actually run it.

Scenario A

Solo roofer testing the water

Free Starter · 5 reports · no add-ons

  • Starter subscription$0
  • 5 reports × $19$95
  • Add-ons$0
All-in monthly $95

The cheapest legitimate way to test satellite measurement on live jobs. No other platform in the category has a $0 entry.

The Xactimate Writer

Scenario B

Insurance-work stack

Scale annual · 20 reports · ESX on insurance jobs

  • Scale (annual)$299
  • 20 reports × $13$260
  • ESX × 8 insurance jobs$80
All-in monthly $639

Each of those 8 ESX files replaces an hour of manual Xactimate re-keying or a $35-$87 EagleView report. The $80 is the best money on this bill.

Scenario C

Growth shop, full stack

Scale annual + every add-on · 20 reports · $30K/mo processed

  • Scale (annual)$299
  • Instant Estimator (annual)$125
  • Roofr Sites (annual)$85
  • SMS add-on$49
  • 20 reports × $13$260
  • Card processing (~$15K at 2.8%)~$420
All-in monthly ~$1,238

Still cheaper than the AccuLynx + EagleView equivalent at this volume, which runs $1,300+ before proposal or payment tools.

Scenario math uses published rates as of July 30, 2026: $13 paid-tier reports, $10 ESX, annual-billing add-on prices, and 2.8% + $0.30 card processing on roughly half of $30K monthly collections. Your processing line scales directly with how much you collect by card versus ACH.

§ 05 · The Price Gap

Roofr vs EagleView vs Hover on cost.

Three measurement platforms, three completely different pricing models. The comparison that matters is cost per bid at your actual monthly volume.

Platform Model 20 bids/month costs When it wins
Roofr $0-$349/mo + $13-$19/report $260 + subscription Price-driven retail residential; Xactimate writers via the $10 ESX
EagleView Per report, $24.25+ list ~$700-$1,700 Adjuster-scrutinized insurance claims and commercial work
Hover $99/mo Pro or $29-$139/project $99 Pro flat Visual-sell exterior jobs; 3D model closes siding and paint work

The full quality-and-workflow comparison, not just price, is in our Hover vs Roofr breakdown and the EagleView review. Short version: Roofr wins on cost per report, Hover wins on the kitchen-table close, EagleView wins in front of an adjuster.

§ 06 · Tier Selection

Which tier fits your volume?

Stay on Starter → under 5 measurements a month

At low volume the free tier is the whole product. Pay $19 when you need a report, use DIY tracing when the roof is simple, and keep your monthly fixed cost at zero. Upgrade when the 24-hour delivery starts costing you jobs or you outgrow the 10 trial proposals.

Buy Essentials annual → 5-30 measurements a month, proposals through Roofr

$209/month annual is the sweet spot for most working crews: $13 reports, 2-hour guaranteed delivery, unlimited proposals with payments and e-signature. Add the $49 SMS line if your customers live in their text messages, and they do. Skip Instant Estimator until you are actively running paid ads to a landing page.

Buy Scale annual → you need job costing or the QuickBooks handoff

The $90/month jump from Essentials buys job costing, the performance dashboard, crew management, and QuickBooks sync. Know going in that the QuickBooks integration is one-way as of mid-2026; Roofr says two-way sync is in development. If clean books are the reason you are upgrading, read our QuickBooks for contractors review first so you know what the sync does and does not carry.

§ 07 · Frequently Asked

Roofr pricing questions, answered straight.

Roofr has three tiers since the March 2026 pricing overhaul. Starter is free forever with $19 measurement reports on 24-hour delivery. Essentials is $249/month, or $209/month billed annually, with $13 reports on 2-hour guaranteed delivery and unlimited proposals. Scale is $349/month, or $299/month annually, adding QuickBooks integration, job costing, crew management, and custom job boards. Every tier includes unlimited users. Reports, the $10 ESX Xactimate export, and add-ons like Instant Estimator bill separately.
The Starter tier is genuinely free: no credit card, no expiry, no trial countdown. You get the CRM core, 10 trial proposals, material ordering, and pay-as-you-go measurements at $19 per report with 24-hour estimated delivery. The catch is the per-report price and the slower delivery. Once you pull more than a handful of measurements a month, the $209/month Essentials tier with $13 reports and 2-hour guaranteed delivery starts paying for itself.
Full-service Roofr Reports cost $19 each on the free Starter tier and $13 each on Essentials and Scale. DIY measurements, where you trace the roof yourself in Roofr's tool, are free on paid plans with your own or Bing imagery, $2-$3.50 with premium imagery, and $3.50-$4 on Starter. The Verisk-certified ESX file for Xactimate is a flat $10 add-on per report on every tier.
$10 per report, on every tier, no subscription upgrade required. You tick a checkbox when ordering the measurement and the certified ESX file lands in your dashboard with the report. Upload it into Xactimate and the sketch, measurements, and waste factors auto-populate. For contractors writing insurance estimates, that $10 replaces either an hour of manual re-keying or a $35-$87 EagleView premium report.
At typical contractor volumes, yes, by 50-75% per report. Roofr's paid-tier reports are $13 with 2-hour guaranteed delivery. EagleView's Premium Roof Report starts at $24.25 and contractors typically pay $35-$87 on medium and large roofs after size factors. A 20-report month costs $260 on Roofr against roughly $1,000 on EagleView. EagleView still wins where adjuster acceptance is critical: its 98.77% accuracy benchmark and carrier-side track record make it the safer pick on scrutinized insurance claims.
Instant Estimator, the homeowner-facing quote widget, is $149/month or $125/month annual. Roofr Sites, the AI website builder in beta, is $99/month or $85/month annual. SMS texting is $49/month on Essentials and Scale. Measure+ at $109-$169/month upgrades Starter-tier delivery speed. Payment processing runs 2.8% + $0.30 on most cards, 3.25% + $0.30 on Amex, and 0.5% on ACH capped at $40. A Scale annual subscription with Instant Estimator, Sites, and SMS lands at $558/month before any reports.
No. Every tier, including free Starter, includes unlimited team seats. A 3-person office and a 10-person office pay the same subscription. That is a genuine differentiator against per-seat platforms like AccuLynx at $60/user/month, where a 5-person office pays $300/month before any measurement costs.

From the Tradesman's Side of the Desk

I pull measurements from Roofr for my own roofing work and write my insurance estimates in Xactimate, so the line items on this page are ones I actually pay. My honest read on the bill: the reports and the $10 ESX are worth every dollar, and the ESX alone changed my workflow this year. The add-on stack is where you need discipline. Instant Estimator and Roofr Sites are real products, but if you buy everything on the menu you are at $558 a month before your first measurement, and most crews do not need the full menu.

The full hands-on review, including where the satellite coverage gets thin on tree-covered lots and what the CRM does and does not handle, is in our complete Roofr review. If you are choosing between measurement platforms, the head-to-head with the visualization-first alternative is in Hover vs Roofr, and the whole category is ranked in our best estimating software for contractors guide.
